Westgate Private Finance

Westgate Private Finance (WPF), based in Cardiff, is a secured lending platform providing short term liquidity to a large segment of the existing residential stock. It is a feature of the property market that over 600,000 homes are empty at any point in time and of these some 205,000 remain empty for over 6 months and a significant number for over 2 years.

These properties are deemed by many lenders to be uninhabitable or unmortgageable. In our view every property has a value, no matter the condition, whether lettable or even habitable at point of purchase. Our extensive experience in property development and finance helps us see things from a borrower’s point of view.

of the true value

We will advance up to 70% of the true purchase price/value with the renovation costs also being financed up to 100% with stage payments in advance - (up to no more than 80% of the value of the property). This provides the renovators with much needed cash flow at the stages needed rather than the traditional model of stage payments in arrears with many self build / renovation products currently on offer.

Our finance product has
a split charge rate

Our finance product has a split charge rate meaning once the renovation has been completed the loan is refinanced internally back to the lowest rate banding applicable to the assessed loan to value.
